Rates

All room rates are for single or double occupancy (the South Room exclusively may have a third guest for an upcharge of $50 per day) and are subject to state and local lodging tax (11.7%). Rates include a full breakfast each morning and tea and coffee from the pantry.

Minimum Stays

Please note that we require a two-night minimum stay. Single-night stays are a case-by-case discretion per availability and the Innkeeper.

Arrival and Departure

Check-in is between 3 pm and 7 pm. If you will be earlier or later, please contact us so that we can make arrangements accordingly.
Check-out is before or at 11 am.

Children and Pets

We welcome children over the age of 12. The only exception to this policy is when the entire house is rented to a single individual or group and then it is at the discretion of the Innkeeper.

Service Animals that perform a task under the guidelines of the ADA are welcome. This, according to the ADA of Massachusetts, extends to dogs only. Support Animals and pets are not permitted.

Leashed dogs are allowed on our public trails. Please pick up and remove any pet waste.

Smoking

Please note that this is a no-smoking property. Smoking cigarettes, cannabis, or vaping will not be tolerated in the house or on the grounds.

Cancellations

We understand that plans change, and we’ve outlined our cancellation policy below:

  • Please provide us with at least 14 days’ notice before your reservation for a refund, minus a $50 cancellation fee.
  • If your reservation is for 7 or more days, you’ve rented 3 or more rooms, or your stay falls on one of the following special weekends—Presidents Week, Memorial Day Weekend, Fourth of July Weekend, Williams Graduation Weekend, Williams Alumni Weekend, Labor Day Weekend, Williams Parents Weekend, or Columbus Day Weekend—we require 30 days’ notice
  • Reservations for Williams Graduation, Williams Alumni Weekend, and Williams Friends and Family Weekend are non-refundable. A 50% deposit will be charged at the time of booking and the remainder 6 months prior to the event.
  • Cancellations made within 14 days (or 30 days for longer stays, multiple rooms, or special weekends) will result in automatic charges on the credit card on file, less the deposit already received.
  • A $50 processing fee per accommodation will apply to all cancellations and will be deducted from your refund.
  • Please allow up to 14 days for your refund to appear on your statement.
  • Any change in reservation dates within the required notice period will be treated as a cancellation and subject to the same penalty fees.
  • However, if we can rebook your room, we will happily apply your deposit (minus the $50 fee) toward a future stay. This credit is non-transferable.

The Trustees of Reservations Member Discounts

Members of the Trustees of Reservations receive a 10% discount off their room rate for stays of two nights. For members reserving multiple rooms, the discount applies to the room in which the member is staying. All others will be charged at the full rate. Click here to join The Trustees.

Please have a Trustee’s ID card ready or number for verification.

Note: If the discount does not apply successfully when making your reservation online, do not worry. We will apply the discount to your total and deduct it from your final payment upon departure.
